Lifting floorboards and new gaps: what to record before an assessment

A practical observation guide for changes in floor shape, with clear limits on what appearance can establish.

Describe the shape before naming a cause

If your floor has changed shape, begin with what you can actually see. Is one joint raised, are the edges of individual boards higher than their centres, or does a broader area rise above the surrounding floor? Are gaps appearing between the ends of boards or along their sides? These descriptions are more useful than starting with a diagnosis such as damp or poor fitting.

Look from a safe position in ordinary room lighting. You do not need to press the surface flat, insert anything into a joint or remove a trim. If the change creates an unsafe walking surface, keep people away from that area and arrange assessment rather than continuing an observation exercise.

Mark the location in a simple room sketch

Draw the room outline and add doors, windows and fixed furniture as reference points. Mark the affected area and give each photograph a matching label. Record whether the change stops at a doorway, follows one line of joints or appears in several separate places.

Take one photograph showing the room context and another showing the detail. Where it is safe, place a ruler beside a visible gap for scale without pushing it inside. Keep the original photographs. Changing the camera angle or lighting between visits can make a small change look dramatic, so try to repeat the same view when recording progress.

Separate history from an explanation

Write down when you first noticed the problem and when you last remember the surface looking unchanged. Include recent building work, heating changes, spills or known leaks, but label these as events rather than causes. A change noticed after an event does not by itself prove that the event caused it.

For real wood, the National Wood Flooring Association explains that moisture changes can produce swelling or shrinkage. It describes cupping as edges sitting higher than the middle of a board. Those general principles help describe a symptom; they do not identify the source of moisture or establish the condition of your particular floor.

Find the product details, not a universal gap rule

Look for an invoice, leftover packaging or installation paperwork that identifies the product. A timber appearance does not tell you whether the surface is solid wood, engineered wood, laminate or vinyl. If you cannot identify it, record that uncertainty.

Movement requirements depend on the flooring system. That is a manufacturer-specific reference, not permission to cut a gap into an unidentified floor. Give the assessor the relevant instructions if you have them; leave hidden clearances and installation details for them to examine.

Turn the record into useful questions

Ask what evidence would distinguish a surface problem from an issue beneath the covering. Ask whether moisture testing or access below the floor is needed, who would undertake it and what remains uncertain before that work. Do not assume that replacement of the visibly affected boards will address the underlying cause.

Send your sketch, photographs and short timeline with the enquiry. Explain whether the change is stable, spreading or affecting normal access.
